User Agreement
The text below is
our user site agreement. These are the
terms and conditions required for access to our site. Please read completely before deciding to agree or disagree with
these terms. If you do agree, click on
the check box at the bottom and then click on continue,
Registering
1.
You can browse the Bid To Buy Homes For Sale site which is
owned by Owners Choice Realty and Marketing, Inc. at any time without
registering, but to bid, you must register.
To register, simply click on the Register
link. Choose a user anme which you
can remember, and fill in the other required fields. Your password will automatically be generated and e-mailed to
you. You can change your password at
any time be selecting the Member Services option and then clicking the Change
Your Password option.
Notes: There may only be one account per email
address. The system will not create
more than one account with the same email address.
Your account may need to be
verified before it is activated. If
verification is required, you will not be allowed to place bids until your
account is activated.
Bidding
Requirements
1.
Once you have an active account, you are ready to
bid. Simply navigate to the property
you want to bid on using the search features, and then place your bid. Please understand that you need to agree to
all sale and payment terms and conditions before you place your bid. Please note that by bidding, you are
agreeing to purchase the home if you are the winning bidder. You are agreeing to sign a purchase
agreement and make an earnest down payment deposit of equal to 2% of your
winning bid amount by certified check or money order within 48 hours of the
close of the bidding. The home is to be
sold “as is” and all potential buyers will have time to inspect the property
prior to closing of bid.
Completing the Transaction
1.
Once the Bid To Buy closes, an e-mail will be sent to the
winning bidder and the bidder will also be called by Owners Choice. Arrangements will be made for you to meet
with the seller to arrange for the signing of the purchase agreement with the
down payment of 2% of the winning bid in the form of a certified check or money
order.
Leaving Feedback
1.
You are welcome to leave feedback on the seller after completing
a transaction to let other users know what to expect from the seller, whether
that be good or bad. You can read the
feedback form by clicking on the Leave Feedback on Seller link in the
detail page. Please refrain from using
foul or obscene language, as other users may be offended. Inappropriate feedback will be deleted. The seller will also have the opportunity to
leave feedback on how well the transaction went with the buyer.
Bid To Buy Seller Information - Sellers do not need to register to see how
the bidding is progressing. If placing
a bid on another home is desired, you must register as a buyer.
For sellers we will place your
home on our Bid To Buy site. Call us to
make an appointment (812) 476-7253 (SALE).
To facilitate a successful Bid To
Buy campaign, we ask that the seller have the home inspected by a licensed
inspector in order to accurately present the condition of the property to
prospective buyers. We do this because
the home must be sold and the buyers need to have a clear picture of the
condition of the property.
As part of the Bib To Buy program,
a licensed Real Estate Broker will assist you with the paperwork and closing.
